1. Purpose and Role of the Website

1.2. The Website does not provide booking services, payment processing, or direct management of the stay (such as cleaning, check-in, check-out, on-site assistance, etc.). These services, where applicable, are governed by specific rental agreements executed at the time of confirmation.

2. External Booking Platform (Booking Engine) 

2.1. To check availability, obtain a quote, and finalize a booking, the user is redirected to an external booking management platform (Booking Engine) provided by the technology partner Krossbooking (or another integrated system, such as your Krossbooking account).

2.2. The use of the Krossbooking platform—including the entry of personal data, payment information, and the completion of the transaction—is governed exclusively by the Terms and Conditions and Privacy Policies of Krossbooking (or the Booking Engine provider), as well as the Booking Terms set by Leo brothers s.r.l. within that platform. 

2.3. Leo brothers s.r.l. declines all liability for any disruptions, malfunctions, interruptions, or issues related to the use of the external booking platform Krossbooking.

3. Conclusion of the Rental Agreement 

3.1. The short-term rental/stay agreement is considered concluded solely and exclusively when the user receives a booking confirmation directly from the Krossbooking platform (or the accommodation management system), following payment or authorization of the requested payment method.

3.2. All matters relating to:

• Prices, rates, and total amounts.

• Payment methods and collection.

• Cancellation and refund policies.

• Security deposits and any additional fees.

• Specific accommodation information (house rules, check-in/out times)

are governed by the conditions displayed and accepted by the user on the external booking platform and included in the voucher or booking confirmation.

4. Management and Responsibility 

4.1. Leo brothers s.r.l. is solely responsible for the management of the property and for fulfilling the obligations arising from the short-term rental agreement after the booking has been confirmed.

4.2. Any request for modifications, cancellations, or specific information regarding an already confirmed reservation must be addressed to [email protected].

4.3. The user acknowledges and accepts that, by browsing the Website and accessing the booking link, all subsequent contractual relationships (booking, payment, cancellation) will be handled by the external Booking Engine and according to the conditions available therein.
